Effective marketing and advertising begins with evaluating the local market, current market rates for comparable rentals, and determining the optimal rental price for the property. Using this information we can create an advertising plan that best fits the needs of the property. Services provided include:
Comprehensive Tenant Screening
Evaluating potential tenants will be completed using a defined, high quality, screening process that includes credit, criminal, employment and reference checks that meets industry standards and comply with Federal Fair Housing Standards.
Property Maintenance & Repair

Accounting & Payment Services
Rents are collected by the fifth day of each month and the proceeds and late fees are paid out on a predetermined date. Income and expense reports and bank account statements are provided on a monthly basis to keep you informed.
Property Financial Reports
Using the goals and expectations of the property as a basis we can tailor a plan that fits the needs of the property or portfolio and your expectations in regards to preservation of asset value, income from cash flow, or appreciation in value over the life of the property as well as monthly, quarterly, semi-annual and annual report requirements. We can also provide a detailed, high quality cash flow analysis of the property that helps organize the financial information coming out of the property and refines it to provide detailed information that can be used as the basis for statements, forecasting expected income and expenses in the property, and to assist with improvements or capital expenditures in the property.
Because not every investment property is the same and every property owners has different needs, we will work with you to identify what services best fit the needs of your property and your budget. Once we determine what works best for you, we can tailor a fee schedule to best meet those needs.
Current fees for full service management of residential and small multi-family properties are:
Monthly Management Fee -
10% of the monthly rent or a minimum of $100.
Lease / Tenant Placement Fee -
50% of one months rent or a minimum of $500.
Account Set-Up Fee - $100.
Walk Through & Documentation Report - $75
Lease Renewal Fee - $150
